Walk the site in wet conditions if possible. Identify where water comes from and where it's going.

Design the fix
French drain, swale, drain tile, or a combination — sized to actual volume.

Install
Dig, lay fabric and pipe, backfill with clean rock, cover with topsoil or sod.

Stabilize
Seed, sod, or erosion blankets on any disturbed slopes.

- Usually a combination: regrade the ground around the foundation to slope away, install drain tile at the footing, and add a sump pump if the water table is high. We diagnose before we prescribe.
